The Home Buying Process


Once you’ve decided you’re ready to buy a property it is time to begin the home buying process. Here are 14 steps to Home Buying.  Each one is important in making your decision to being a home owner.  Some of these steps may have to be done more than once.

1) Evaluate
This is when you assess what you like and what you need.  Your needs are most important.  You may want 3 bedrooms but 2 will suffice.  Make a list of both and decide the crucial ones.
 
2) Financing Approval
Get in touch with your mortgage broker or financial advisor.  You want to discuss your current financial situation and determine the amount of mortgage for which you can get approved.  This is a crucial step as it helps you determine your price range.
 
3) Meeting Dave
This is when we connect and discuss what type of property might suit you.  We will sit down and determine what price range you are comfortable in, required bedrooms and bathrooms, and any location preferences.

4) Viewing Property
I will set up appointments for you to view some potential properties.  This will give you an opportunity to see if there is anything that might meet your likes and that meets your needs.  You may find something the first time out and you may not.

5) Re-Assess
You may have found the perfect property and be ready to move to the next step.  If you have not you may need to look at your like/needs list. It may be too constraining or not constraining enough.  We can then revisit steps 3 and 4 in this situation.
 
6) Market Evaluation
Once you have found the right property for you, I will prepare a Market Evaluation.  This is a list of comparable properties currently for sale, that have recently sold and that were on the market and did not sell (expired).  By doing this we can determine if the seller asking price is fair given current market conditions and where we should start with an offer price.

7)  Offer
This is where we draw up a Contract of Purchase and Sale.  We would include things such as the offer price, the dates you want to complete the sale and take possession, the subject conditions (financing, building inspection, etc.) and the items you want included in the price.
 
8)  Negotiation Process
This is where I work to try and get you the best possible sale price. I will present your offer to the listing realtor and/or seller.

9) Dealing with Subject Conditions
Once you have an accepted offer with the Seller on terms and conditions in the contract, you will need to work on removing your subject conditions.  The subject conditions are your opportunity to do your homework and make sure you’re satisfied with all subject conditions.  This is typically a 10-day to 2-week period.  You may have a building inspection done or review strata meeting minutes or get approval for financing from your lender. Once you have reviewed all of your subject conditions and are 100% comfortable to proceed you must sign a subject removal form.  This is the point when you’re making your firm commitment to the property.
 
10)  Choosing a Lawyer or Notary
In British Columbia you need a lawyer or notary public to do your conveyance. This is when the title to the property is transferred into your name.

11) Completion and Possession       
We now wait until completion.  You will complete on one day and move into your property at 12 noon on the next day (unless written differently in the contract).  To prepare for completion you want to review my To Do On Completion list to ensure you have transferred all your services, utilities and insurance. 12) Moving In
This is the day you own the property and can move in or begin to rent. Congratulations and thank you for trusting me with your real estate purchase.
